WHAT WE WILL DO FOR YOU
- Run ads to get your property rented (special ads at owners expense)
- Put a sign up at the property until rented
- Show the property to prospective tenants
- Deal with the application process, credit checks, and criminal checks (also some collection effort)
- Sign leases with the tenants
- Pictures of your property and info on our website in most cases
- Do routine maintenance/Make Ready
- Do repairs in a timely manner
- Routine rental market analysis
- Offer tenants PayLease to pay online
- Monthly reports using Yardi Genesis showing invoices paid and rents collected plus a excel spreadsheet
- 24 hour emergency maintenance
- We can also arrange routine pest control at owners expense
- We can also oversee major remodles on the properties that we manage for an additional 12% fee
Our Contract and Fees
- We do a simple contract that requires 60 day notice of cancellation of our management services
- Our fees vary but will normally be a percentage of the monthly rental income--typically 12% of all money collected. The fees will be based on number of units, location, etc..
